Technical consultant or technical inspector

A real estate home inspection is a limited, non-invasive examination of the condition of a home, often in connection with the sale of that home. Home inspections are usually performed by a home inspector who has the training and certifications to perform such inspections. The inspector prepares and submits a written report of findings to the client. Home inspectors generally recommend that prospective buyers join them during their site visits to provide context for the comments in their written reports. The client then uses the knowledge gained to make informed decisions about the pending real estate purchase. The technical inspector describes the condition of the home at the time of the inspection, but does not guarantee the future condition, efficiency, or life expectancy of systems or components.

Sometimes mistaken for a real estate appraiser, a technical consultant or home inspector determines the condition of a structure, while an appraiser only determines the value of a property for the bank. In Romania, although there is no regulated legislation for building inspectors, there are professional associations for building inspector engineers that provide opportunities for education, training and further professional development for certification by the State Building Inspectorate as a site manager. A professional real estate technical building inspection is an examination of the current condition of a home, more specifically determines the current physical condition. Pre-purchase technical building inspections identify problems with the building, identify solutions to the problems found and the predicted results of those solutions, all written and assumed in a technical report by the certified inspector. A property technical inspection is a technical report based on the verification with specific equipment of the structures, the way of implementation of the technical execution project and the installations of a property. The technical property inspection provides a buyer, tenant or other consumer of information, valuable data about the condition of the property prior to purchase. Buying and searching for a home can be a difficult task, especially when you can't seem to find one you like. The best way to do things is to make sure that there is a technical inspection of the property before buying a property.

The technical building survey presents a complex analysis by invasive means of the technical condition of a building, the degree of insurance of the building against seismic actions, proposals for execution and conclusions regarding compliance with the requirement of mechanical strength and stability, for:
- An existing or proposed building;
- Modifications executed or proposed on an existing building.
- Classification or re-classification in a seismic risk class

Technical expertise in construction is drawn up and certified by an MLPAT expert (this is an abbreviation for Ministry of Public Works and Spatial Planning.). The expert certifies whether or not the building's resistance structure is affected as a result of alterations carried out or to be carried out. A MLPAT technical report is necessary when you wish to carry out or have carried out modifications in your dwelling, in order to certify whether the integrity of the resistance structure of the building has suffered as a result of the interventions and is required by the City Hall or the Bank.
